How we research these guides

What the knowledge base covers, where its facts come from, how they are checked and kept current, and what to do when you find one that is wrong.

Who writes it

GoDoor is a mortgage brokerage for rental property investors, with DSCR loans for short-term and long-term rentals at the center of what we do. The knowledge base is written by the GoDoor team for the investors we work with and for anyone working out how rental investing goes, from a first purchase to the tax rules that come later.

Each guide is drafted with AI research and writing tools under the house rules below, then checked again, claim by claim, against its sources by a separate review before it is published. The team owns every page and corrects it when something is wrong.

What we cover, and why

We start from the questions investors actually search for and ask in investor forums, then write the guide that answers the question fully: the definition, the rules, the numbers worked on an example, the mistakes people make and the questions that come next. Guides are grouped into 7 topics and rated beginner, intermediate or advanced, so you can start at the beginning and work up.

Where the facts come from

  • Primary sources first: the IRS, HUD and the FHA handbook, the CFPB and the federal rules in the eCFR, the Federal Reserve, Fannie Mae's and Freddie Mac's own guides, and city and state code where a rule is local.
  • Professional references where there is no rule book: the Appraisal Institute, the National Association of Realtors, and established references such as Investopedia and Nolo.
  • Investor experience from public forums such as BiggerPockets, always paraphrased, never quoted, and never presented as a rule.
  • Every guide lists its sources at the end, and links them, so you can read the original.

How the numbers are checked

Every figure with a rule behind it is checked against the source it cites, and every worked example is recalculated. Where the market sets a number (an interest rate, a typical down payment), we give a range and say when it was true, never one lender's quote. When a fact cannot be confirmed from a primary source, it is softened to what can be confirmed, or left out.

Independence

  • We never name, rank or link a lender, and no lender pays to appear in a guide.
  • We are a brokerage, and we say so: a guide ends with one of our free calculators where one fits, and mentions GoDoor in a sentence or two at most.
  • Nothing here is financial, tax or legal advice. The guides explain how things generally work; your lender, CPA or attorney applies it to you.

How often guides are updated

New guides are published every month, and every guide shows the day its facts were last checked. Figures that move (rates, Treasury yields, agency rule dates) are refreshed at least every six months, and sooner when a rule changes.

Corrections

If something in a guide is wrong or out of date, email hello@mail.godoor.co with the page and what you found. A person reads every message, and a confirmed correction is made on the page with a new last checked date.
