Using GoDoor
GoDoor screen by screen: the free tools anyone can use, then each step of a loan, from the quote to the keys.
These guides show GoDoor itself. The first three are the free tools on the site: a quick quote, rent projections and a property's value. They need no account.
The rest follow a loan through GoDoor, in the order you meet each screen: finishing a quote, choosing a rate from a term sheet, the application and its documents, then underwriting and closing. GoDoor is open by invitation while it is in early access.
The free tools
- Get a quick quote
Enter a rental, its rent and the loan you want, and the quick quote shows the rate it supports, its DSCR, the payment and the cash flow. No account needed.
- Estimate the rent with comps
The rent calculator turns one address into a year of short-term bookings or a month's rent on a lease, and shows the comparable rentals behind the number.
- Find a home's value and its ARV
One address, two answers: what the home is worth as it stands, and what the work you plan could make it worth, with every line of the arithmetic shown.
Your loan in GoDoor
- Finish your quote
After a quick quote, GoDoor turns your numbers into a quote request. Most answers are filled in already, so you check them, add the rest and submit.
- Choose a rate from your term sheet
When your broker sends your rates, GoDoor sets them side by side on one sheet. Here is what each column means, how to pick a rate and accept it, and what happens after.
- Your application and documents
Accepting a term sheet opens your deal's application: one list of what the lender needs, each with its own upload. Here is where it is, how to fill it and what comes next.
- Underwriting and closing in GoDoor
After your application, your broker takes the deal through the lender's underwriting and on to closing. Here is how GoDoor shows each stage, and how you talk to the team on the way.
